A hand up, not a handout

This page is about people before it is about property.

The partnership matters because the relationship is bigger than the builder, the brokerage, or the listing. It is about the people everyone is helping together. It is about taking care of people, making lives better, bringing families together, and strengthening the communities around them.

As the saying goes, it takes a village. H2 and H3 homes are one way that village shows up in real life.

Give people a hand up, not a handout.Build homes with care and affordability in mind.Treat every family with dignity before, during, and after the sale.Strengthen neighborhoods by helping families plant roots.Keep the relationship bigger than the transaction.Work together because it takes a village.

A practical path home

H2 and H3 homes are about more than affordable new construction. They give buyers a clearer path toward owning a safe, livable home.

Built for daily life

Buyers should understand the systems they will live with every day, including plumbing, electrical, HVAC, drainage, roof, foundation care, and included features.

Ready for ownership

Homeownership brings ongoing responsibility: budgeting, payments, insurance, utilities, maintenance, manuals, filter changes, and long-term care.

A hand up, not a handout

These homes can help create stability, but buyers still need to qualify, prepare, review current requirements, and take ownership seriously.

Understand the monthly picture

Buyers should look beyond the sales price and ask about payment comfort, taxes, insurance, utilities, and routine upkeep.

Built with community support

Builders, partners, volunteers, families, donors, and local support all help make the opportunity different from a standard new-build listing.

Built for daily life

Homes that support real ownership, not just the purchase.

H2 and H3 homes should be explained in a way buyers can actually use. Beyond price and availability, buyers need to understand the systems, care, and responsibilities that come with owning the home: plumbing, electrical, HVAC, drainage, roof, foundation awareness, manuals, maintenance, and everyday upkeep. Program details and any current builder or warranty documents should be reviewed during the purchase process so buyers know what is included and what they are responsible for after closing.

What buyers ask about

Plumbing, electrical, HVAC, drainage, roof, foundation care, and included features should all be part of the conversation.

Owner education

Maintenance, manuals, filter changes, exterior care, utilities, and insurance help buyers understand how to protect the home long-term.

A hand up, not a handout

These homes can create a path toward stability, but buyers still need to qualify, prepare, and take ownership seriously.

Ty and Carmen Williams
Why Carmen is connected to this work

Carmen knows what it feels like when a family finally gets to call a place home.

Carmen Williams was born in Guanajuato, Mexico, and moved to the United States with her family when she was three. At nine years old, her family qualified for a Habitat for Humanity home. They helped build it, paid for it, and experienced the pride of having a place that was truly theirs.

That is why this page should feel hopeful. Carmen is not just listing homes. She understands the dignity, stability, and family strength that can come from one door opening at the right time.

Buyer guidelines

Thinking about an H2 or H3 home?

These homes are connected to a homeownership program with specific buyer guidelines. If one of the available homes interests you, Carmen can help you understand the listing, talk through the next steps, and help you know what to gather before moving forward.

Carmen and RJ Williams & Company are the contact point for questions about the homes, availability, timing, and next steps. Final program requirements are reviewed through the program process.

How to begin

Start with the right conversation.

Availability, pricing, eligibility, buyer requirements, and program details can change. The best first step is to talk with Carmen so she can explain what is currently available, what the buyer should review, and whether an H2 or H3 home may fit their situation.

Start with location, timing, current availability, buyer requirements, and what makes the H2 and H3 opportunity different.

Talk with Carmen

Buyers should review builder documents, manuals, program details, and any current warranty information during the purchase process.

Move toward homeownership

The goal is simple: help families move from searching and hoping to understanding a real path toward a place they can call home.

Confirm buyer readiness

Buyers should understand what documents, income details, financing steps, or program requirements may need to be reviewed.
